CORPUS CHRISTI, Texas — The former Lamar Elementary School site is moving closer to becoming an affordable project for seniors.
This comes after Corpus Christi Mayor Paulette Guajardo and city council met on Tuesday and approved the first of a two-reading ordinance to sell the site to a non-profit housing developer.
The developer that the city is looking to sell that former school site to is, TG 110 Inc., a nonprofit developer based out of San Antonio. This isn't the first time an organization tried to get the ball rolling on development in this area.
Back in 2020, the Good Samaritan Rescue Mission planned on expanding their homeless shelter where Lamar Elementary used to be. That project ended after it was met with resistance from neighbors.
On Wednesday, the site for the proposed TG 110 Inc. development is about half of the vacant land that the Ed Rachel Foundation gifted to the city in spring. City of Corpus Christi's Planning Department Director Daniel McGinn said that of the developers that submitted their interest in the lot, TG 110 was their best choice for the vision they have in mind for the senior living community.
"We have four single family developers and they were the only multi-family developer," he said. "We felt like that one parcel in particular where the school was kind of lend itself to a higher density type product other than single family. We felt like it made some sense to have at least one higher density type product. Of all the lots we got, that one made the most sense," McGinn said
Aside from the old Lamar Elementary site, there are other empty lots that the city is looking to get picked up.
Back in August, the city requested those proposals from housing developers. McGinn says the city will soon be discussing opportunities for development in those vacant lots with the four single family developers that bid on the project.
He also says that TG 110 Inc. is willing to work with the community on design elements. TG 110 Inc. will eventually hold a design workshop for residents in January of 2024
Those details will be made public if council gives their final approval for the project at next week's city council meeting.
