Rent costs impact Corpus Christi southside business growth

LandLord Resources owner David Loeb said that with inflation, times have changed.

CORPUS CHRISTI, Texas — 'Growing and expanding your personal brand,' that is the goal of many local businesses, but according to an established coffee shop owner who wants to expand to the city’s Southside, the price tag is just too much. 

When you walk into The Coffee Mugg, the atmosphere is spell-binding. It’s also where you'll find local muggle and owner Susana Almaguer, who wants to eventually take her business to the city’s Southside. 

“I would love you know, better parking, possibly a drive thru and maybe even a patio,” Almaguer said. 

She said that while she appreciates her current building, there are a couple of drawbacks. 

“Parking is very limited and it’s very tight," she said. "The homeless; we do have a lot of homeless that come in here.” 

However, the sticker shock of a new place is a bit more than she bargained for. 

"That one was smaller than this one and was $2,300 a month,” she said.

James Magil with DH Realty Partners said it’s all about location. 

“We have much more new construction on the Southside," Magil said. "A new construction property is going to have a lot more cost to carry than something that would be existing downtown.”  

It also relates to foot traffic. 

“The population is much greater on the Southside and the average income per household is going to be greater than downtown,” he said. 

LandLord Resources owner David Loeb said that with inflation, times have changed. 

“It used to be that you could rent a thousand square foot-space for $1,500 a month, now it's well over $2,000,” Loeb said. 

While the price may be steep, Almaguer said she hopes she can one day move her business a little bit closer to home. 

“I live over on Southside, I live over on Yorktown, I see all these spots,” she said.
