CORPUS CHRISTI, Texas — In what may be the first development to be built on the bayside of State Highway 361, a new 205-unit housing development is under construction.
The new cottage style homes are being built on 35 acres on the south end of Port Aransas.
If you're driving towards Port Aransas, just after Cinnamon Shores, you'll see a brand new development called Spoonbill Bay.
"This is going to be kind of the beach house for people in San Antonio and Austin that come down here," Alex Harris, with Spoonbill Bay Development said. "One of the things we're putting in that other ones haven't done is we're doing private pool available on every home."
Harris is one of the developers who decided to create something that is not common to the housing boom in Port Aransas.
"We believe that our smaller, cottage style homes, 800-square feet or so, are going to be in the $500,000 price tag," he said.
President and CEO of the Port Aransas Chamber of Commerce Bret Stawar says that price makes it unusual.
"We've got some very, very expensive luxury places but for those who want to come have a second home, or do an investment property or just choose to live there, this is providing a middle of the road opportunity to live in Port Aransas," Stawar said.
A lot of people have worried with 205 units going in here, that will add a lot of traffic to State Highway 361. 3NEWS was told the developer is in negotiation with TxDOT and the City of Port Aransas to install a couple of more traffic lights along this stretch of 361.
"There's another access road further south of here probably 2 miles, we're hoping that there will be a future lights that will slow down the traffic coming from Corpus Christi," Harris said.
There are also plans for a new access road nearby to reach the beach and an agreement to build a large convenience store near the front of the complex.
Home construction will begin this Spring and should be completed in a year and a half to two years.
